Rowland is the President of JLR Properties, Inc. a real estate investment firm that specializes in renovating distressed properties for resale. Rowland has been investing in real estate ever since he bought his first property in 1983. Until recently, he was the Vice President of Finance at a large construction company before leaving to concentrate full-time on real estate investing. He ensures the best service to his investors and clients by keeping up with current trends in real estate and continuing his education on such topics as short sales, wholesaling, creative financing and lease purchasing. He enjoys using creative solutions to solve real estate problems. WHY DO WE NEED INVESTORS? Many of our clients need to sell their homes and need to sell them fast. Some for financial reasons, some because of a job relocation, others for medical problems or divorce. Whatever the reason, they need to sell their home and they need to do it quickly. Because time is their biggest consideration, most are willing to sell their homes at a discount. In order to act quickly, we need to have ready access to capital. Many of our properties are bought with a traditional mortgage, but a traditional mortgage takes time, which is the very thing many of our clients don't have. We buy many properties with our own money, but managing cash flow is a critical part of our success. WHAT'S THE GUARANTEE? A lien is placed against the property naming the investor as the first mortgagee. On first position liens, the loan to value rate is between 60% and 80% of the after repair value. All properties are fully insured naming the investor as the mortgagee. Second mortgage investments are available at a higher rate of return. CAN YOU SEE THE PROPERTY BEFORE DECIDING TO INVEST? Absolutely! You can make arrangements to see the property, receive photos or we can provide you with whatever information you need to feel comfortable. HOW LONG IS YOUR MONEY INVESTED? The timeframe would be established at the time of our agreement, but most investments are paid within a year or less. When the property is sold, the investor would have the option of reinvesting in another property. WILL ANY OF THESE PROPERTIES BE RENTED? Some of their homes are rented with an option to buy. The renter/buyer puts down a non-refundable deposit toward the purchase price. Each contract is customized to the renter/buyer's circumstances, but the option to buy usually lasts for one year. Many of these buyers may not otherwise qualify to purchase a home. This program has been very successful and we have a waiting list of potential buyers. To view any of these properties, click here. HOW IS THE MONEY REPAID? That would also be established before the investment is made. You would be paid interest payments monthly, quarterly, annually or when the property is sold. WHAT IS THE MINIMUM INVESTMENT? The minimum investment is $10,000. WHEN IS THE INVESTMENT GIVEN TO JLR PROPERTIES? At the time of purchase, a formal closing is scheduled much the same as any home purchase and the investor would be in place of the bank. A promissory note and mortgage is signed by JLR Properties and recorded by the local county clerk. The property cannot be sold until the mortgage is paid off. WHAT IS THE RATE OF RETURN? If you're tired of low interest rates on CD's, money markets, and savings accounts or fed up with gambling in the stock market, this may be a better alternative for you. Current investors earn 12% or more.
